The course deals with building in existing structures. An existing building structure is subjected to a structural and functional analysis, the potential for upgrading the existing structure with a functional extension and the expansion of the existing structure is explored in compliance with building regulations, and a specific, individual room program is developed.

Based on these fundamentals, a preliminary design with an individually tailored construction system in timber construction is being developed in parallel in an interdisciplinary approach. The focus is on prefabrication and generally life-cycle oriented construction with sustainable building materials.

    The project is conceived in an interdisciplinary way in the fields of architecture, construction, building physics and building industry, with students of the course "Green Building" being responsible for the architectural elaboration and those of civil engineering for the subject-specific processing;

    Content

Background: What does BIM have to do with sustainability? With the Green Deal, the European Commission adopted in 2019 the target of achieving greenhouse gas neutrality by 2050. It is up to the EU member states to achieve the Green Deal targets with national initiatives. An important adjusting screw for achieving the target is the building sector. According to Statistics Austria, the heating and air conditioning of buildings alone was responsible for 26% of Austria's final energy demand in 2019.

In this context, the megatrend "digitalization" is seen by the European Commission as an essential pillar for realizing its goals: "Digital technologies are a crucial prerequisite for achieving the sustainability goals of the Green Deal in many different sectors."

The digitalization of the building sector through methods such as Building Information Modeling (BIM) influences the work of all actors along the value chain of the construction and real estate industry in the medium to long term.

In the context of the course, a holistic perspective on the topic is initially chosen and the context is explained and the "big picture" is made generally understandable, before the perspective changes and the view of things is described using concrete practical examples.

Summary: Students get to know the principle and potential of "Building Information Modeling" under sustainability aspects during the lecture.

The context, the normative framework, essential use cases, and design possibilities are taught - supported by digital processes and tools - with a focus on sustainability and the necessity of circular building based on lectures from practice and deepened and discussed using an exemplary exercise example.

    Learning results

    • Students will be able to classify the challenges and requirements for building, planning and operating in the context of the European climate targets.

    • Students will be able to define requirements and concepts for use cases such as circular construction in the context of BIM projects.

Module 3 – Tendering and Contract Award

Module 4 – Workshop & Installation Planning and Site Coordination

Module 5 – Best Practice, Prototypes & References

Module 1 – Metal Construction, Fundamentals & Technical Regulations

This module provides the essential foundation of façade engineering and metal construction.
It covers the basic terminology, the process workflows from acquisition to installation, the interfaces with other trades, as well as key building‑physics fundamentals such as thermal behaviour, moisture, acoustics, and airtightness.

A central component is material science, including aluminium, steel, stainless steel, Corten steel, bronze, glass, sealants, insulation materials, and coating systems.
The module also introduces standards, guidelines, tests, and certifications (e.g., EN standards, OIB, CE/DoP).

The module is rounded off with a comprehensive overview of façade types, their components, and the construction element glass.

Module 2 – Planning and Calculation

Module 2 focuses on practical planning methods for windows, doors, and façade systems.
Core topics include digital tools (CAD, BIM, ERP), the five‑layer principle of the building envelope, planning fundamentals for building connections, as well as the specific design of windows, doors, façades, sliding systems, ventilated façades, solar shading, and fire‑protection systems.

An essential component is the economic perspective: fundamentals of cost calculation, cost examples, and system‑specific price factors.

Module 3 – Tendering and Contract Award

This module covers the path from planning to the awarded contract.
It addresses the fundamentals of tendering, normative frameworks (e.g., ÖNORM, DIN, EN), difficulty assessment of the building envelope, the creation of bills of quantities (BoQ), and technical specifications.

The module guides students through quantity take‑off, tendering procedures, bid evaluation, risk analysis, and change‑order management — complemented by practical examples and common pitfalls.

Module 4 – Workshop & Installation Planning and Site Coordination

Module 4 focuses on the execution and installation phase.
It includes workshop and detail planning, scheduling, coordination with architecture, structural engineering, MEP, and building physics, as well as the role of mock‑ups, verifications, and documentation.

Key topics include production planning, installation logistics, on‑site coordination, inspection and control points (site supervision/ÖBA), and the structured commissioning and handover process.
Numerous examples illustrate typical challenges encountered in real projects.

Module 5 – Best Practice, Prototypes & References

The fifth module brings together theoretical and technical content in practical application.
Using real buildings in Vienna, it demonstrates how façade types, glazing systems, materials, and surface qualities manifest in built architecture.

Through project presentations and — where time permits — site visits (e.g., Donaucity, Viertel Zwei, WU Campus, Forum Donaustadt, Central Station and more), students gain direct insight into functional, aesthetic, and constructive solutions at real-world projects.

In addition to basic business management knowledge (structure of the balance sheet as well as the profit and loss account, differences between investment/financing, equity and debt capital, etc.) the typical classic forms of financing (bank financing, leasing, factoring, etc.) as well as new developments (e.g. crowdfunding, etc.) will be presented. In addition, interest rate structuring variants including interest rate hedging options (cap, SWAP, etc.), repayment variants and different collateralisation variants are presented. Practical examples will be used to put into practice the basic theoretical knowledge acquired. In addition, there will be various digressions on the topics of rating
(internal rating systems of credit institutions, rating agencies, credit agencies), the new regulatory requirements for banks (Basel III, etc.) as well as new legal challenges (e.g. Mortgage and Real Estate Credit Contract Act, Consumer Protection Act, etc.). Preparation of financing plans (e.g. calculation of a loan repayment plan) Company valuation - how does this come about? Overview of different real estate investments and assessments (e.g. builder-owner models and retirement home)

5 resilience factors to individual resilience:

    Solution Orientation:

Students learn to better handle challenging situations and consistently turn problems into solutions.

They learn to recognize typical thinking traps and avoid them in the future.

With a detailed 5-step plan, they are given precise guidance on solution orientation.

    Acceptance:

    Self-efficacy expectation:

In this resilience factor, students will learn about the connection between neuroplasticity and self-efficacy and how to use it to their advantage in their everyday work.

They will learn about 5 different pathways to greater self-efficacy and how to develop them. After theory input, what you have heard will be deepened by means of practical exercises on a personal topic.

    Mindfulness:

Students will train their ability to stay in the present in order to perceive their needs, moods and thoughts with pinpoint accuracy. Only when they master this do they have choice over their actions and are free from automatic reaction patterns.

You will hear insights from neuroscience and learn what difference it makes to work in normal or mindfulness mode.

The usefulness of multitasking will be illuminated, subjected to a practical test and studies on it will be presented.

3 effective exercises are provided to help you walk through stressful work situations with more composure.

    Realistic Optimism:

Students will learn details about the negativity tendency and learn to counteract it by taking appropriate action.

They take a closer look at the PERMA model from Positive Psychology and gain insights into the research area of epigenetics and how it relates to Realistic Optimism.

    Acceptance:

Students grapple with their inner resistance.

A common misconception around acceptance and consent is clarified that keeps many people from moving into an accepting mindset.

Tried and true ways to achieve acceptance will be highlighted and an instant help tool will be provided.
